    As Prime Consultant, Dean Ryan will perform title I & Title II services, and furnish complete construction bid documents necessary for the construction of Repair (by replacement) Quarters Number 1 Family Room in accordance with the requirements specified. Dean Ryan will conduct geotechnical investigations (drilling, laboratory analysis, core logging, report, etc.), design analysis, electrical engineering and historical evaluation (conformance, coordination, etc.) necessary for the construction of the project.

    The design services includes but is not limited to the following: design for the demolition of the existing and construction of a new family room for Quarters #1 at Fort, MacArthur, Military Family Housing. The design will include a computer plug-in station with telephone for personal Internet access. Dean Ryan will design duct layout, electrical and lighting and determine if existing power is adequate, new finishes including floors, walls, and ceilings, doors, windows, fireplace and all trim. Dean Ryan will design to meet National Fire Codes including sprinkler, smoke detection system and alarm system, which is compatible to system currently used at Los Angeles Air Force Base. This residence is on the Register of Historical Buildings, and as such, the exterior of the new family room must match the existing family room in dimension and detail. Dean Ryan will include a foundation design, including geotechnical investigation, which will avoid any future foundation failures. The project design will conform to standard Air Force criteria and other applicable Air Force regulations and manuals.

    Dean Ryan will adhere to Air Force directives and respond accordingly with contract drawings, specifications to meet Government standards, and detailed cost estimates summarized by Construction Specifications Institute categories.
